They figure once they have the listing, after a few weeks they can talk the owners into reducing their price.
You do not want an agent that either does not know what is going on the market, or worse, ignores what is going on simply to get your listing. You do not want an agent that will simply tell you what you want to hear in order to get your listing--in this market, you need an agent that will tell you what you need to hear, even if it isn't what you want to hear.
BEWARE: Lack Of Marketing Knowledge. For many agents, they rely on the same, tired marketing that has been done for years. Too many agents rely on the "3 P's" Method: Put a sign in the yard, Place the house on the MLS, and Pray that it sells!
For too many agents, once they have done the three P's, that is pretty much the extent of their marketing strategies. In today's market, this isn't enough! You need an agent whose marketing strategies don't end once the sign is in the ground.
